Separated and Refinancing? A Dower Detail to Know

If you’re separated but still legally married and planning to refinance your home, there’s an important detail that can sometimes be overlooked.

You may have a separation agreement that includes a dower release, but that doesn’t necessarily mean everything required for the property has been completed.

In some cases, a separate property specific dower release may still need to be signed and registered with Land Titles.

This is much easier to address when we know about it early. If it comes up just before your refinance is scheduled to fund, it can mean tracking down a former spouse, arranging signatures and completing the necessary registration, which can create unnecessary stress and delays.

That’s why we recommend sending us your separation agreement as early as possible if you’re separated but still legally married.
